Administration charge
We charge £180 (inc. VAT) for properties with up to two bedrooms or up to two tenants, and £240 (inc. VAT) for properties with three or more bedrooms or three or more tenants. This administration charge includes referencing for all tenants and a guarantor. Should further guarantors be required a further charge of £30 (inc. VAT) will be charged.
Inventory
We use an independent inventory company to carry out an inventory make, check-in and check-out, subject to the landlord confirming that they wish to use this service. The cost of the check-in/inventory make is usually borne by the tenant and the check-out by the landlord. The costs will vary depending on the size of the property and the amount of furnishings in the property. The cost of a check-in/inventory make and the check-out are usually very similar and can vary between £120.00 (inc. VAT) and £440.00 (inc. VAT) for larger properties. Extra bedrooms and gardens may cost extra.
Please be advised that, where myspace manage a property, it will be compulsory for an inventory to be included.
Continuations
At the end of the tenancy, should you renew for a further term, we will charge £60.00 (inc. VAT) to cover administration costs and to draw up a new tenancy agreement/addendum, and re-referencing fees (if required) of £30.00 (inc. VAT) per person.
Copy Tenancy Agreements
Should the original tenancy agreement be mislaid, or for any other reason a further copy requested, we will require a fee of £15 (inc. VAT) to cover the administration.
Replacement of Tenants
Where there is more than one tenant and if one of the tenants wishes to leave, the cost to the outgoing tenant will be £120 (inc. VAT). Due to the complications involved in this process, we will only allow a maximum of one change per tenancy, subject to the Landlord's agreement. The cost to the new tenant will be £60 (inc. VAT) to cover further administration and referencing.
